2751 Kilgore Road (“Property”) is a 3.67 +/- acre high visibility sales service and industrial outdoor storage (“IOS”) facility. The site offers over 850 feet of frontage on Kilgore Road and Trade Center Drive with two points of ingress and egress. The rectangular parcel is efficient and easy to divide. The Property is located adjacent to Highway 50 between the Zinfandel Dr. and Sunrise Blvd. cloverleaf on/off ramps. It’s the closet significant industrial cluster to the high-end Sierra foothill communities.

Future growth in the area is significant with the former 6,000 acre Aerojet site in the early stages of its redevelopment. Also, the Mather AFB redevelopment project, just to the south of the Property, involves transforming the former military base into a mixed-use area with various commercial, residential, and recreational spaces.

The Property was improved with new exterior fencing and gates, paving approximately 2 acres of the site, and applying a cement-treated base (CFB) to the balance. The Metal 5,000 +/- warehouse/office building was improved with new siding, electrical, and interior improvements.
